What makes land work for a data center

Two places in the same Oklahoma county can sit on opposite sides of this, and what separates them is rarely anything a landowner has previously had cause to weigh. These are the things that decide it.

  1. Electric power

    Transmission within reach, and in Oklahoma this is very nearly the whole test. With no investment floor in the incentive, the grid is what does the excluding. High voltage lines on or beside the property, or a substation nearby, are what make a site possible.

  2. Acreage and shape

    What the wind build left near you. Oklahoma has a great deal of transmission that exists because of wind generation, and ground that sits near it inherits an advantage it did not pay for. This is worth checking rather than assuming either way.

  3. Water

    A block that holds together. Contiguous acreage under one ownership beats the same total split by a section line road, a creek, or another owner's quarter.

  4. Fiber and connectivity

    Ground that can actually be built on. Playa depressions, red clay that moves, steep breaks, and floodplain all take acreage out of the count regardless of the deed.

  5. Road access

    Existing surface agreements that are understood. Wind leases, pipeline rights of way, and producing wells do not necessarily disqualify a place, but they change what can be committed to and they have to be on the table early.

No property clears all of that and none has to. What we are working out is whether the gaps can be closed, and that is a judgement about your specific ground rather than a rule about Oklahoma.
